Anyone on here give me some advice on a business tenancy agreement issue?

Basically I have come to end of a three year lease on the units I operate my business from. The landlord has offered me a new lease but without a termination clause. I have refused to sign it and here is my question -

If I decide to move premises do I have to give the landlord any notice? My current lease expired at the end of March 2014.

Any advice would be very much appreciated.

No, because you don't have a current signed tennancy agreement if it has expired.
